The latest median sold price is $293,500, while the current median list price is $314,900. That spread tells me buyers still need to compare carefully, because two homes that look similar on paper can require very different levels of effort and negotiation.

The question is not whether a home can be negotiated. The question is whether the home is already priced in line with the way buyers are behaving, and that is where time on market becomes useful. Know where your leverage starts.
