Should You Recheck Your Plano, Texas List Price in June 2026?
A small pricing miss can change how buyers respond.
Price deserves a second look. Yes, I would recheck the number if your listing is not getting the response you expected, because recent sales closed at 98.1% of list price and buyers are clearly paying attention to value. A strong home can still stall when the starting point feels off.
Last month, the median sold price was $519,000 and the median list price was $550,000. Recent closings also finished at 98.1% of list price, so buyers are paying attention to whether a home feels correctly priced before they commit.
That is why I would recheck the number before I would rework the photos, the copy, or the showing plan. If your listing is getting attention but no serious traction, price is the first place I would look.
Compare your listing to the most recent sold price band, not just to the highest active competitor. Then watch showings, feedback, and timing together, and make one clear adjustment instead of several small ones that leave buyers guessing.
