Sellers should price with discipline from day one. The latest median list price is $445,000, the median sold price is $500,000, and homes are still moving at 98.3% of list price, so a sharp launch matters more than wishful pricing. When buyers have room to compare and the median time to sell sits at 25 days, the first number you choose can shape every conversation that follows. A strong start is still the best advantage.

Over the last month, the median list price moved up 4.71%, while the median sold price rose 2.04%. That combination tells me buyers are still willing to pay for well-positioned listings, but they are not rewarding overreach. If your pricing is out of step with condition or presentation, the gap between attention and action opens quickly. That is why I pay close attention to whether the home is being launched with the right finish level and the right price bracket, not just the right headline number.

For a seller, the main constraint is momentum. Once a home sits too long, buyers start comparing it with the newer options around it, and that can turn a promising launch into a price-reduction conversation. I would rather start near the market and preserve energy than begin high and spend time defending the number. The longer a listing asks the market to wait, the more the conversation shifts from interest to justification.

Review comparable sales before you set the first number. Make the condition match the price. Then be ready to respond quickly to early feedback instead of waiting for the market to correct the mistake for you. Strong photos, clean presentation, and a clear response plan matter as much as the list price itself when the market is still active.
